The tenants at 1 Silk Street are relocating to new, modern offices in Ropemaker Street, leaving the existing building vacant. Energy Performance Certificate (EPC) requirements for
commercial buildings will make 1 Silk Street unlettable from 2025 without significant investment. The existing building was built in the 1980s and extensively renovated in 1996. It includes two tall buildings connected by a six storey podium and basement.
The existing structures have limitations that our proposals need to address. They are:
The existing building services (heating, cooling, etc.) are nearing the end of their lifespan and require complete replacement.
The external building façade is underperforming with regards to thermal insulation and airtightness, and needs completely replacing.
The structural frame of the building restricts the size of windows meaning natural daylighting is poor, especially on the lower floors.
The structural frame inhibits internal layout options restricting flexibility for different users/ tenants and making it difficult to let.
The floor-to-ceiling heights are low, presenting challenges to incorporating building services and creating an attractive working environment
The circulation cores (lifts and stairs) to upper floors are poorly positioned and restrict layouts of lower floors creating long and narrow corridors
Current ventilation needs to be significantly increased to meet current fresh air supply expectations.
The building has little opportunity to provide external amenities for tenants.
The street frontage to Silk Street is poor with blank, inactive facades that are unable to be opened due to differences in level between the inside of the building and street level.
